What to Expect on Estate Sale Day
For buyers
You pull up to a house with signs out front and probably a line at the door. Don't be intimidated. Everyone was new once.
The line moves fast. We usually let people in a few at a time to keep the house from getting too crowded. Once inside, you walk through every room just like you would at a store. Everything with a price tag is for sale. Furniture, dishes, books, the stuff on the walls, sometimes even the rugs.
Grab what you want and bring it to the checkout table. We take cash and cards. Big items like furniture, we'll hold for you and help you load your car.
Friday morning is the best time for selection. Sunday afternoon is the best time for deals. Saturday is somewhere in the middle.
For sellers
You're not there. Seriously. We tell all our clients to go do something else that weekend. Go to brunch. Visit the grandkids. Watch a movie.
Having the homeowner present makes everyone uncomfortable. Buyers feel weird haggling over your mom's dishes while you're standing right there. And you'll feel weird watching strangers handle your family's things. It's better for everyone if you're not in the house.
We'll call you with updates and send photos. You'll know how things are going.
What actually sells first
Tools go first. Then jewelry. Then the best furniture. Kitchen stuff moves steady all day. By Saturday afternoon, we're into the second tier. Sunday is books, clothes, and whatever's left. We markdown prices throughout the weekend.
After the sale
We clean up. That means removing everything that didn't sell, coordinating donations, and sweeping the place out. We give you a full accounting of what sold and for how much, and you get a check.
The whole process from first walkthrough to empty house usually takes about two weeks. Reach out and we'll walk you through it.
